Hours of Operation:  Monday-Friday, 8:00 a.m. – 5:00 p.m.

Documents such as deeds, mortgages, liens, judgments, plats, powers of attorney, incorporations, and UCCs are filed in the Records and Recording department of the Probate Office. With certain exceptions, such as military discharges, these documents are  open for public inspection and research.

Real property documents are indexed in our computer system from September 1974 to the present.  Images of real property records from 1980 to the present are available on computers in the Records Room, as well as online.  From 1820 to 1974, the real property indexes and documents are on microfilm or in bound volumes.

Personal Property records include notary bonds, military discharges, limited partnerships, general partnerships, marriage and birth certificates from other counties or states, delegations, acceptances of guardianships, and other “miscellaneous” documents. They are indexed in the computer system beginning in 1990. Prior to 1990, these are indexed in bound volumes.

UCC (Uniform Commercial Code) records include liens against timber, cattle, boats, late model mobile homes, cars, and other personal property.  These are in our computer system from August 1998 to present.

Those wishing to establish a corporation must first check with the Secretary of State and reserve a name for it. When recording the incorporation in the Records Room, the filer must bring the articles of incorporation and the name reservation, which will be reported to the Secretary of State. Incorporations are always filed in the county in which the registered agent is located. Limited Liability Companies, amendments, and dissolutions are also recorded in the probate office. Corporations are indexed in our computer system from 1978 to the present.  Prior to that, they are indexed in volumes.  Images of incorporations records from 1998 to the present are available on computer in the Records Room

All documents presented for recording in the Records Room must be originals or certified copies.

In order to protect personal privacy, we ask that social security numbers not be included on documents to be recorded unless they are specifically required by law.

All documents presented for recording after 4:00 p.m. will be recorded on the next business day.

While staff members are available to respond to brief inquiries by telephone, we recommend that record searches be conducted in person to achieve accurate and thorough results.  Staff members are happy to assist researchers in the use of Records Room equipment, including microfilm reader/printers and computers.  The County Archivist can provide guidance for historical and genealogical research upon request.

1 Page Assignment - $8.50

All  Real Property Recorded Documents have the following fees.

 Index fee - $5.00

Per Page Charge, maximum of Two names for Grantor or Grantee - $2.50

Certification Fee - $1.00

Additional Names- $1.00 per name

Additional book & pages- $1.00 each

 

Deed Charges

$5.00 index fee, if not over two names for Grantor or Grantee; additional names $1.00 each; Certification Fee $1.00; Per page fee - $2.50.

Deed Tax

$.50 per $500 or $1.00 per thousand on value of property conveyed - charged in increments of $500. The amount of value conveyed is always rounded to the nearest $500.

Mortgage Charges

$5.00 index fee (as above); $1.00 Certification Fee $2.50 per page. Additional  names-$1.00

Mortgage Tax

$.15 per $100 or $1.50 per thousand charged in increments of $100. Mortgage amount is always rounded off to the nearest $100.

 

UCC [Uniform Commercial Code] Filings

$5.00 Index Fee for Debtor and $20.00 Recording Fee. $.15 per $100 (rounded to next $100) mortgage tax on the amount of indebtedness. No mortgage tax is charged when UCC is filed as additional security.  Fee includes UCC plus two attachments.  Additional attachments over two are charged at $2.00 per page.

$5.00 Index Fee ($1.00 per extra name). $20.00 Recording Fee.

UCC Assignments and UCC Amendments

$5.00 Index Fee ($1.00 per extra name). $20.00 Recording Fee.

UCC Termination -  No recording fee

For Profit - $40.00, payable to Judge of Probate. $40.00, payable to Secretary of State.

Amendment- $15.00, payable to Judge of Probate. $10.00, payable to Secretary of State, when changing name of corporation.

Articles of Correction- $15.00, payable to Judge of Probate

Articles of Dissolution - $15.00, payable to Judge of Probate. $20.00, payable to Secretary of State.
